May 7 Weekly Analysis
This past week there was a new listing at 28811 Mountain Meadows Rd., a 2/2 of 1,248 s,f. for $425,000.
A Home went into Pending at 10973 Meadow Glen Way East, a 3/2 of 1,800 s.f. that had been listed at $379,000; and a 28202 Engleman Oak, a 4/4 of 3,819 which had been listed at $525,000 – to $545,000.
A home at 28618 Meadow Glen Way West, a 3/2 of 2,148 s.f. closed at $365,000; and a home at 29051 Meadow Glen Way West, a 3/3 of 3,316 s.f. closed escrow at $545,000.
Although we have entered the days of “May Gray and June Gloom” the weather is good enough to give an indication of the real market for the year. My suspicion is that the market will continue to decline in prices, but far less than the 6% to 11% predicted by Morgan-Stanley, at least something more approximating the lower number here in San Diego County.
The reason is simple: We still have warm weather, and the Census indicates a continuing movement to the sun.
I have developed a brochure about Hidden Meadows as a community, but after producing 10 or so brochures at a cost of about $5 each it has become apparent that it is too expensive for mass distribution – so, having spent 14 years as a computer science professor, I have decided to produce a CD. Of course that is not just cheaper, but permits me to include a slide show, the CC&Rs, the History of Hidden Meadows, A Buyers Guide to the Meadows, Local Vendors and Contractors, Frequently Asked Questions, etc., etc. – it will even include a movie, once I produce it in a couple of months.
